Success fee: you only pay for what you get

Our fee is basically success based. Only if we are successful, and we find the property you are looking for and you close the transaction, we charge you a success fee, in advance agreed with you. The intake meeting we have with you is always for free. Irrespective of whether it concerns a residential property or a commercial space.

PURCHASE OF RESIDENTIAL PROPERTY

Non-Exclusive Search & Advice Mandate

You give us a Non-Exclusive Mandate to search for you for in first instance 3 months. We will search and present to you a first round of say 5 properties, depending on availability, which meet your criteria and which we have checked and analyzed ourselves beforehand. This saves you time and effort.

In this case you would not exclusively engage us. Therefore, next to us, you could also search and purchase a property yourself or engage another selling agent/adviser. However, if you purchase a property which we have presented to you during our Non-Exclusive Mandate, we would receive a success fee from you. As a guideline, we agree with you – in advance – a fixed percentage of the purchase price of a property. As a guideline: the success fee ranges between 2 and 3% (plus VAT) of the purchase price of the property. In order to avoid any conflict of interest we could also in advance agree upon a fixed success fee for a property that meets your criteria. Our success fee is in addition to the sales commission which the selling agent/developer will usually charge to you.

Our success fee for the purchase of an entire rented out apartment building is to be agreed with you in advance based on the complexity of the search and the amount of a possible purchase. Our minimum success fee is 5.000 € (plus VAT).

In order to cover our out of pocket expenses, which we incur from the start of the search process, we charge you – just before the first visit by us of a property– an advance fee of 1000 Euro (plus VAT).

We settle this advance fee with our final success fee if we find the property of your choice within the first three months of our Mandate. Should we unfortunately not find the property of your choice, this advance fee will be our final fee.

If we have not found your apartment within the first 3 months of search, but you would decide to continue our non-Exclusive Mandate, then we will charge you at the first round of visits of properties in the second and following 3 month’s search periods 1.000 Euro (plus VAT) per 3 months of extra search, which fee(s) will be the (final) fee(s) you would pay to us if we don’t find the property of your choice. These fees will normally be in addition to our success fee to you.

Here we want to highlight that, occasionally, we can arrange a split fee arrangement with the selling agent or the owner/developer: as a result the selling agent partly pays our commission and in total you pay less commission to us and the selling agent. However, we will always take care of your interests: we will thoroughly research the property and study the feasibility of the investment, as well as check and analyze the property, as we do in a normal commission arrangement. We will give you a detailed summary of the pros and cons of an investment in each property.

RENT OF RESIDENTIAL PROPERTY

We search & advise you on a property which meets your criteria. We present to you those rental properties which are available and meet your criteria. Our success fee for the rent of a residential property presented by us under a residential property search mandate is normally an amount equal to 1 month of rental (exclusive of property charges) (plus VAT).

PURCHASE OR RENT OF COMMERCIAL PROPERTY

We search & advise you on a property which meets your criteria. We present to you those properties which are available and meet your criteria. In our mandate we agree our success fee with you in advance, the amount of which we agree based on the complexity of our mandate.  In order to cover our out of pocket expenses, which we incur throughout the search process until the transaction is closed, we charge you – just before we start the search – an advance fee of 1000 Euro (plus VAT) for the purchase or rent a of commercial property.

RENOVATION

After the rent or purchase, we can arrange and supervise for you the renovation of the property. We charge you for our involvement in such a renovation an hourly fee amounting to 100 Euro (plus VAT) per hour.

Advance fee

Our final fee is success-based. Only if we are succesful, and we find the property you are looking for and close the transaction, we charge you a success fee, the amount of which is in advance agreed with you. Irrespective of whether it concerns a residential property or a commercial space.

In order to cover our out of pocket expenses, which we incur throughout the search process until the transaction is closed, we charge you – just before we start the search – a minimal advance fee.

1.000 Euro (plus VAT) for the purchase of a residential property;

100 Euro (plus VAT) for the rent of a residential property;

1.000 Euro (plus VAT) for the rent of a small sized shop;

For the purchase or rent of commercial space  or an entire rented out apartment building: to be agreed.

We settle this advance fee with our final succes fee. Should we unfortunately not find the property of your choice, this advance fee will be our final fee.

After the rent of purchase, our involvement in a renovation and interior design of a property is charged on an hourly fee basis.
